Swiss doctor lists new Hibiscus Island home for $20M
Asking price breaks down to nearly $3,000 per square foot

A Switzerland-based doctor put his waterfront Hibiscus Island home on the market for $20 million.
Aldo Scarpatetti wants to sell his contemporary, six-bedroom home at 440 South Hibiscus Drive, according to the MLS. Completed this year, the two-story, 6,700-square-foot house features an open floor plan, gourmet kitchen with Miele, Wolf and SubZero appliances, a bar, movie theater, gym and outdoor kitchen.
Calibre International Realty’s Julian Johnston is the listing agent. The house sits on a 11,077-square-foot lot with 85 feet of water frontage, a boat lift and dock, an infinity-edge pool, hot tub and fire pit, according to the listing. It also has a rooftop lounge with 360 degree views.
The asking price breaks down to nearly $3,000 per square foot.
Records show a trust in Scarpatetti’s name has owned the Hibiscus Island property since 2012, when the trust bought it for $5.5 million. The Miami Beach Design Review Board approved his plans for the demolition of the previous two-story home (built in 1994) and plans for the new house in 2013. Mateu Architecture designed “Villa Scarpatetti” and Mackle Construction was the general contractor. The property is a few doors down from a Mediterranean-style home owned by developer Moishe Mana.
Scarpatetti specializes in laser eye surgery and ophthalmology, according to his practice’s website.
