Zom plans mixed-use residential tower in west Brickell

Zom has submitted plans for a 24-story, mixed-use apartment building in the Brickell neighborhood.
The Orlando-based developer is seeking approvals from Miami’s Urban Development Review Board on Wednesday for the 262-unit residential building with 15,258 square feet of ground floor retail space.
Maizon would replaced low- to mid-rise apartment buildings at 1100-1142 Southwest Second Avenue and 221-237 Southwest 12th Street closer to I-95. MSA Architects is designing the project, according to documents filed with the city of Miami.
The apartment tower will have a total of 424,258 square feet with 366 parking spaces and 24 bicycle spaces. Zom also wants four waivers, including a 30 percent reduction in parking, a 10 percent reduction in a driveway width and replacing the required commercial loading zone with two residential loading zones.
Zom plans to incorporate open courtyard areas, an amenity deck and pool on the ninth floor, and an onsite residential leasing center. Along Southwest 12th Street, Zom said in its application that it could include a bike shop and art treatments to screen parking areas above.
Property records show Zom hasn’t closed on the land. LLCs controlled by Maria Ramon and Alberto J. Cabrera still own the development site. The pair sold a property nearby for $6 million last week, also slated to become a mixed-use project.
Zom, meanwhile, is active in Greater Downtown Miami. It’s in the midst of building Solitair Brickell, a 50-story, 438-unit building near Brickell City Centre, as well as Met Square and adjacent MDM towers.
